A quality garage door opener can last 10 to 15 years, but only if it's cared for properly. Here are a few simple habits that go a long way toward avoiding early replacement.
Keep the Sensors Clean and Aligned: Dirt, cobwebs, or a bumped sensor can cause your opener to work harder than it needs to, or refuse to close at all. Wipe the sensors down every few months and make sure they're pointed directly at each other.
Lubricate Moving Parts Twice a Year: Rollers, hinges, and the chain or screw drive should be lubricated with a garage door specific lubricant. This reduces friction and takes strain off the motor.
Test the Auto-Reverse Safety Feature: Place a piece of wood flat on the ground where the door closes. If the door doesn't reverse after touching it, the safety feature needs adjustment, and the opener is working harder than it should to force the door shut.
Don't Ignore Balance Issues: If your door is out of balance, the opener has to compensate by working harder every time it runs. Over time, this shortens the life of the motor. A yearly balance check is a simple way to protect your investment.
